Where the scenarios come from. Last 10 years uses what actually happened: EGX30 rose 12.8% a year on price alone from end-2014 to end-2024, plus dividends (EGX30 yearly returns). The S&P 500 returned 14.8% a year in dollars, 2016–2025 (Fidelity). 21K gold rose from 287.62 EGP a gram in April 2013 (Amwal Al Ghad) to about 6,217 today (GoldPriceZ, 24K × 21/24), about 25.6% a year in pounds, which splits into about 7.6% for gold in dollars and 16.7% for the pound's fall. Property prices rose about 12.2% a year in the Aqarmap index years 2014–2024 shown by Global Property Guide, with gross rental yields of 6.7% nationally. Balanced and Cautious are lower, forward-looking guesses, because the last decade included two large devaluations.
Today's rates. Inflation 13.9% in September 2026 (CAPMAS via Daily News Egypt). 3-year fixed certificates about 17.75% (Enterprise, Aug 2026); the renewal rate is a guess, since the CBE has been cutting rates. EGX trades pay 0.05% stamp duty each way since August 2026, replacing capital gains tax (Zawya). Dollar today: 55.31 EGP (23 Oct 2026). Default costs for gold workmanship, broker and FX spreads, and property fees are estimates; edit them to match your own.
Worst year on record shows how hard each option has fallen in a single year: EGX30 −49.3% in 2011, property −9.6% in 2020 (Aqarmap), and the widely reported S&P 500 −37% in 2008 and gold −28% in 2013 (in USD). Property also needs a large amount up front and can take months to sell. Certificates are the only fixed rate, and only until they mature.
